Worked example

What one maintenance account could carry

Assumptions for this model:

  • Buy 80 buildings at the displayed Subscribe & save tier, without contact add-ons.
  • Assume one of those 80 buildings signs a $3,720 annual maintenance agreement.
  • Assume 38% remains after direct service costs and the account stays for five years at the same price.
  • Allow 29 sales hours at $64 per hour; keep that expense separate from the list cost.
Campaign costs and account value

Annual contribution before sales expense$3,720 x 38% = $1,413.60

Start with the roof work your crew can sell

A commercial roof campaign gets more focused when building size and material match the jobs your crew wants to estimate. A service department chasing maintenance accounts may want a different first list from a crew scheduling large membrane re-roofs. Set that choice before selecting the age band.

I would separate metal and membrane campaigns. The questions on the first call differ, and so does the scope an estimator needs to investigate. Give each caller one kind of roof to discuss rather than a spreadsheet full of unrelated properties.

Put the matching detail into the first call

The reason a warehouse matched gives your caller a specific starting point: an older membrane roof on a building of the right size inside your service area. Ask who handles roof maintenance and when the building last had a roof review. Then ask whether that person wants to schedule a visit.

Keep a short call sheet beside the file. Record who is responsible for the roof and the next maintenance date. Note whether access has been approved. An interested tenant can help you reach the buyer, but establish who can authorize the work before assigning an estimator.

Let visible signs set the inspection agenda

Patches and ponding marks help select the roofs you want to look at, while an authorized roof walk supplies the scope for a proposal. Ask about earlier repairs and bring those answers to the visit. For a metal campaign, note where the selected rust-colored staining appears and have the crew assess that area.

Gravel-surfaced roofs deserve their own preparation. Tell the estimator what surface to expect so the appointment includes the right questions about the roof assembly and records. Keep the inspection findings with the account rather than overwriting the original reason it entered the list.

Measure signed accounts against estimating hours

One signed maintenance account from 80 buildings is the assumption in the money table. Track first calls and authorized visits. Record proposals and signed work as well. Include sales labor when judging whether the territory deserves another order.

A list that sends estimators across three counties can eat the margin you expected to keep. Start with a service area your existing trucks already cover. Once you have worked the first group, compare the accounts won with the hours spent reaching and inspecting them. Expand the area when the crew has room for the resulting work.

Questions about this list

How much does a commercial roof list cost?

$10 to $20 per building at the Subscribe & save tiers shown here. Orders start at 10 buildings. Owner info and decision-maker contact research cost extra, and you see the exact price before paying.

Can I buy a list of commercial roofs older than ten years?

Yes. Choose the 10+ years roof age band, then set material, building size, business type and area. Use the age band to select buildings for outreach and confirm roof history with the owner during qualification.

Which visible roof features can I select?

Roof patches, roof streaks and ponding marks, rust-colored staining and gravel-surfaced roofs are available commercial filters. Choose the signs relevant to your campaign and use the match reason to prepare the first call.

Should I send an estimator as soon as the file arrives?

Call first. Confirm who approves roof work, ask about the maintenance schedule and arrange access. These are buildings that fit your filters; the owners have not asked for a quote.

Does the file include an owner or property manager?

Owner info is a priced add-on. Commercial decision-maker contact research is a separate add-on with named people, role, email, phone and LinkedIn where found. We never charge for a contact we don't find.

How soon can my team start working the list?

Within 48 hours after you pay, often sooner. The delivery includes CSV and Excel files with SalesRabbit and SPOTIO import layouts, so your team can load the properties into its outreach workflow.

What if a building does not match my roof filters?
